One vetted agent per market. If your market is open, apply below to hold it exclusively. Members receive Reed’s outbound and anywhere-to-anywhere client referrals for their market — and route their own clients through the network when those clients move to another network market. No joining fee, no monthly fee. The only economics: a standard 25% referral fee, paid broker-to-broker, on business the network sends you that closes.

Before you claim — the deal in plain English

• One agent per market. If your claim is approved, the market is yours alone — no second Network agent while you hold it in good standing.
• 25% referral fee, broker-to-broker — never more than 25% total. On any Network client who closes, the total referral fee is 25% of the referred side: when Reed sends you the client, it goes to Reed’s brokerage; when another member sends you one, it splits 20% to that member and 5% to the Network. Either way, it’s confirmed in a written referral agreement signed before the client transacts. No joining fee, no monthly fee — the referral fee on closed business is the only economics.
• You hold the market by holding the standard. Contact every referred client within one business day, keep Reed updated, treat referred clients like your own sphere. If your production or standards slip, you get written notice and 90 days to cure before the territory opens to the waitlist; serious conduct — taking a Network client off-Network, licensure loss, client harm — means immediate removal. And you may leave at any time: your territory opens, but referrals already in your pipeline stay active and still pay at closing.
• You send as well as receive. Clients of yours moving to another Network market route through the Network — South Florida-bound clients come to Reed.

Founding terms: Beacon Collective is in its founding season. You claim under these founding terms while the documents complete final broker/attorney review — final documents follow, and no referral agreement is signed until they do.
