For Agents

One agent per market. Chosen on purpose.

Beacon Collective is a private network of exceptional local agents. It is not a directory, and membership is not for sale. Exactly one vetted agent holds each market, and every member cleared the same bar: license verified, production documented, references contacted.

If you hold your market to a high standard and your clients trust you with the moves that matter, this page is for you.

What members get

Both ends of the move. Every relocation has two ends: the agent who sells where the client is leaving, and the agent who helps them buy where they land. As a member, you work both directions. You receive personal introductions from fellow members and from the network, and when your own clients move away, you introduce them to the vetted member at the other end instead of wishing them luck with a search engine.

Your market, exclusively. One agent per market. While you hold the territory and hold the standard, no other Beacon Collective member is placed in your market.

Personal introductions, not leads. Clients arrive through a personal introduction from someone they already trust. No lead auctions, no shared lists, no cold internet inquiries sold to five agents at once.

A client-facing profile. When the network’s public directory launches, your member profile is listed there: your name, your brokerage, your market, and a direct way for clients to request an introduction through you.

A launch-day collateral packet. Every approved member receives a complete launch kit: announcement posts for each platform, a profile badge, graphics in the network’s brand, an announcement email for your own list, and talking points for client conversations. You announce as part of one coordinated network, not on your own.

No fees to join or stay. There is no joining fee, no monthly fee, and no territory fee. The only money that ever moves is the referral fee on closed business, set out plainly below.

How vetting works

Vetting is the point of this network, and members treat it as a point of pride. Every claim is checked on every element:

  • License verified against the state record: licensed 3+ years in your market’s state, in good standing.
  • Production verified: $6M+ in closed volume in the last 12 months preferred, documented by an MLS or brokerage production report. Self-reported numbers do not count.
  • References contacted: at least two of your references are actually called.
  • Brokerage support confirmed: your broker of record will execute referral agreements and pay referral fees at closing.
  • A real conversation: you speak with Reed or the network hub about your market, your communication style, and how you would handle a referred client.

Approval is at Reed’s sole discretion, and a claim can be declined without a stated reason. That strictness is what makes your membership worth something the day you announce it. We would rather leave a market open than fill it with the wrong agent.

The economics, in plain English

Every referral in the network totals 25%. That is the referral load you already know from standard practice, and it never goes above 25%. How the 25% is divided depends on who made the connection:

  • Member to member. Another member sends you a client: you pay 25% total at closing, split 20% to the referring member’s brokerage and 5% to the network as a connection fee. The 5% comes out of the referral fee. It is never added on top.
  • Network to you. The network sends you a client: you pay 25% to Reed’s brokerage.
  • You to Reed. You send a South Florida client to Reed: Reed pays you 25%. No connection fee is charged on top.

Fees are paid broker-to-broker, at closing, disbursed by the title company directly to the brokerages. No closing, no fee. Each end of a two-ended move is its own referral with its own paperwork, signed before the client transacts.

What happens after you claim

  1. Claim your market. Submit the claim form at /claim-your-market and accept the founding terms. Claims are open now under founding terms, with final documents to follow.
  2. Vetting. Your claim sits in vetting while the checks above are completed. Nothing is granted on submission; a claim is an application.
  3. A conversation. You speak with Reed or the hub about your market and your standards.
  4. Written approval. If you clear vetting, your territory is granted in writing, with its boundaries confirmed.
  5. The agreement. Membership paperwork is signed once the final documents complete the broker and attorney review. No signatures are taken before that pass, and your territory position from approval is held in the meantime.
  6. Your launch packet. You receive your member launch kit and your profile is prepared for the directory, ready for the coordinated launch.

What members commit to

You hold your market by holding the standard:

  • First personal contact with every referred client within one business day of the introduction. Same day whenever possible.
  • Keep the hub updated on each referred client’s status, from first contact to closing.
  • Treat referred clients the way you treat your own sphere: like they came from family.
  • Route your relocating clients through the network, so the member at the other end can take care of them.

If production or standards slip, you get written notice and 90 days to put it right. Serious conduct issues, such as taking a network client off-network or a license problem, end membership immediately. And you may leave at any time, for any reason: referrals already in your pipeline stay live and still pay at closing.

Frequently asked questions

What does membership cost?

Nothing to join and nothing monthly. There is no joining fee, monthly fee, or territory fee. Money moves only when business closes, as the referral fee described above.

Is my market really exclusive?

Yes. One member holds each territory, and exclusivity lasts while you remain in good standing. Nobody else is placed in your market while you hold it.

Do I have to send referrals to stay a member?

Reciprocity is an expectation, not a quota. Members look out for each other, and referrals flow both ways over time, but there is no minimum number you must send. What matters is that when a client of yours is headed to another network market, you route them through the network rather than around it, and that South Florida-bound clients come to Reed.

What if I want to leave?

You can exit at will, in writing, with no notice period. Your territory opens immediately, and referrals already introduced to you continue under their signed agreements and still pay at closing.

My market is already taken. Is there a way in?

Yes. Join the waitlist for that territory, and ask about the backup spot. A non-member agent who closes a deal through the network as a guest earns the territory’s backup spot: first in line if the sitting member departs. Guest referrals are papered on a single-deal sheet at the standard 25%.

How many referrals will I receive?

No honest network can promise a number, and this one does not. Referral volume depends on your market and on how the network grows. What is guaranteed is the structure: when a client in the network is headed to your market, the introduction comes to you.

What if I change brokerages?

Tell the hub within 30 days. As long as your new brokerage will execute referral agreements and pay referral fees at closing, your membership continues.

Your market is taken? There is still a way in.

One agent per market is what makes a Beacon Collective territory worth holding — and it means some strong agents will find their market already spoken for. That is not the end of the conversation. There are two ways in from here.

Join the waitlist. When a territory opens — a member departs, or a market is redrawn as the map grows — the waitlist is where we look first, in the order names were added. Joining costs nothing and commits you to nothing. To join, submit the claim form and note “market taken — waitlist” in your message. If your market opens, you will hear from the hub before the territory is offered anywhere else, and your claim goes through the same vetting as any other: license, production, references, brokerage, conversation.

Work as a guest, and earn the backup spot. You do not need a territory to work with this network. Agents outside the network send clients through it every day it operates: you submit your client’s need, the hub matches them with the member at the other end of the move, and the referral is papered properly between the brokerages on a single-deal sheet before your client transacts — one client, one deal, the standard referral terms set out in The Economics above. No membership, no territory, no obligation beyond the deal in front of you.

And a closed guest deal earns something real. When a referral you send through the network closes, you earn the backup spot for your own market: you become its designated alternate — first in line if that territory opens, splits, or is redrawn, ahead of the waitlist and ahead of any cold applicant.

The backup spot is held on these terms:

  • It lasts 18 months from the closing that earned it.
  • It renews: any new closed guest deal restarts the 18 months.
  • It is held by working agents. If you leave production or your license lapses, the spot lapses with it.
  • A spot that has gone quiet — no guest activity for 12 months — may be reviewed by the hub and released, with notice to you first.

Membership is earned in this network. A closing is the strongest application there is, and the backup spot is how the network remembers it.

And if your client’s move is headed somewhere the map has not reached yet, send it anyway. Referrals into markets with no member yet come to the hub, which will work the referral personally or place it with a vetted option — and will tell you plainly if neither is possible, rather than hand your client a name nobody has checked.

(Submitting for a taken market? Note “market taken — ask about the waitlist” in your message.)

Beacon Collective is being built market by market, on purpose, and the founding members are being seated now. If you are the agent in your market that other agents would send their own family to, claim it before someone else in your market does.
